BUILDING REGULATION DRAWINGS & REPORTS
We offer 2 options for our building regulation drawings / report service to suit your timescale and budget:
OPTION 1: BUILDING REGULATION ONLY PACKAGE
Concept 20 can produce drawings & reports for building regulation approval only.

Whilst every aspect of the building regulations needs to be covered in a building regulation application this can be done with fewer drawings than our full working drawings package.
​
Not every element requires in depth scheduling or large scale detailing to gain building control approval, we would cover just the aspects required to gain you approval for your project
In this case more responsibility is placed upon the builder to construct each aspect of the building correctly however the advantage of this is a lower fee for our services than option 2
The amount of information Concept 20 will need to produce will vary from project to project however the Option 1 building regulation package can typically include the following:
​Working Floor Plans
Detailing the layout, type & size of the structure for all floor levels
​
​Service Plans
Detailing the electrical layout, Internal drainage layout and space / water heating
​
Site drainage plan
Detailing foul and storm water connections externally
​
Substructure plan / Sections
Detailing ground floor system used & any ventilation required
​
Intermediate Floor Structure Plan
Details in plan of the intermediate floor construction e.g timber joist layout, concrete, beams etc..
​
Roof construction plan
Details in plan of roof construction, e.g timber rafters, joists , steelwork etc..
​
Building sections
Typically 1 - 3 cross sections through the building
​
Specification
Specification covering aspects of the building regulations
​
Co-ordination
With other parties involved involved e.g Structural Engineer / Building Control
​
Online Submission
Concept 20 will submit all forms, reports and drawings online on behalf of the client.
OPTION 2: FULL WORKING DRAWING PACKAGE
A Conecpt 20 full working drawing package will cover every element of the proposals in full detail above and beyond the minimum requirement to gain building regulation approval.
This package includes a greater provision of construction details such as additional large scale details, sections, plans, elevations and scheduling.

This full working drawing package is more expensive than option 1 but the higher level of detail can lead to more accurate quotes from builders due to less asumptions being made and an easier build due to every element being covered.
The amount of information Concept 20 will need to produce will vary from project to project however the Option 2 Full working drawing package can typically include the following:
