THE DESIGN PROCESS
We aim to smoothly guide you through the design process from conception to completion. Depending on the type of project undertaken the process will involve some or all of the following steps:
2. SITE SURVEY
John will visit the site / building to:

Carry out a full measured survey of the building

Determine the exact type and form of the building construction

Locate and log the existing services within the building
-
Where possible make note of any existing visable defects within the structure
-
If required a full measured land survey can also be arranged with a Land Surveyor
3. INITIAL DESIGN IDEAS
In the early design stages John will:
-
Provide Initial sketches and mock-ups of the scheme (This may involve several versions of possible design ideas for inspiration to the client)

Produce 3D models to understand the form of the structure (where required)
-
Incorporate client feedback into the design to streamline the design.

Finalise the schemes design ready for the planning or listed building application.
4. PLANNING PRE-APPLICATION
This will not be required in every instance but where required we will:

Submit a draft scheme to the Local Authority planning department for comment.

Gain an assessment of whether there seems a reasonable chance of getting permission
-
Determine how planning policies and other requirements affect the proposals.

Adjust the scheme to the planning officers comments whilst still maintaining a scheme accepatable to the clients needs.
5. PLANNING / LISTED BUILDING APPLICATION
Once the scheme is finalised we will:

Produce drawings and reports for a planning / listed building application

Submit the scheme to the Local Authority planning department for planning permission.

6. BUILDING REGULATION APPLICATION
Once planning permission is obtained we will:

Produce detailed drawings for compliance with The Building Regulations.

Submit the design to Structural Engineers, SAP assessors etc.. (As required)
-
Submit the scheme to the Local Authority building control department for approval.

Provide copies of all of the working drawings to the clients chosen builder for tender

7. SITE INSPECTIONS
As part of the building regulation process & during the construction of the building the scheme should be inspected by the local authority building inspector, however as an addition to this John can:

Visit the site to inspect the work carried out
-
Discuss any concerns you have with the construction process
-
Discuss with Building control any concerns that have arisen with the scheme & provide solutions & revisions to the drawings or additional drawings.
